Direct Answer

Laguna Hills San José del Cabo is a gated, ocean-view community 10 minutes from downtown, with lots from about $250K and custom homes listed up to $2.9M. It sits about six miles east of the historic center, past Puerto Los Cabos and La Playita, on the San José side of the East Cape road. Homesites typically run 1,000–2,000 m² with Sea of Cortez and Sierra de la Laguna views; roads are unpaved and many lots rely on solar power, trucked water, and septic systems.

Jesús Mora here, with Baja Smart Real Estate. Laguna Hills is one of those communities in San José del Cabo that I personally really like. You’re not far from town at all, but the moment you drive in, it feels completely different: less traffic, more quiet, plenty of open space, and some beautiful views of the Sea of Cortez and the mountains behind you. In this guide I’ll walk you through where it is, what lots and homes cost today, what to check before you buy, and one homesite I think deserves a serious look.

Where Is Laguna Hills in San José del Cabo?

Laguna Hills is a private, gated residential community on the east side of San José del Cabo, heading toward the East Cape. You drive past Puerto Los Cabos and the La Playita area, and within a few minutes the road opens up into desert hills with the sea on one side and the Sierra de la Laguna on the other. On the MLS of Baja California Sur it falls under the SJD-East area, inside the same “El Encanto & Laguna” community group as its beachfront neighbor.

That proximity matters. From Laguna Hills you are close to the places that, in my opinion, make this side of Los Cabos so attractive:

  • Puerto Los Cabos Marina and golf — fishing charters, restaurants, and championship golf a few minutes away.
  • La Playita — the old fishing village beside the marina, with some of the most relaxed seafood spots in town.
  • The San José Estuary — a protected freshwater oasis and bird sanctuary on the edge of town.
  • Downtown San José del Cabo — the Art District, restaurants, shopping, schools, and services.
  • The East Cape beaches — heading the other direction, surf breaks, quiet coves, and wide-open coastline.
📍

Not to be confused with: Laguna Hills, California, or El Encanto de la Laguna. When you search, add “San José del Cabo” or “Los Cabos.” El Encanto is the beachfront hacienda-style community next door — I compare the two in our El Encanto de la Laguna guide.

Living in Laguna Hills: The East Cape Feeling, Close to Town

Laguna Hills is primarily residential, with homes on fairly large lots. Because of the natural elevation of the area, many properties have great ocean views, and some sit high enough to look all the way along the coastline toward Punta Gorda. Sunrises over the Sea of Cortez are a big part of the daily routine here.

What I like most is that it still has that East Cape feeling. It doesn’t feel like a tourist development filled with hotels and condominiums. It’s quieter, more private, and still surrounded by the desert, mountains, and ocean that make this part of Los Cabos so special. Laguna Hills isn’t trying to be Palmilla or a large resort community. It has its own personality: more relaxed, more open, and much closer to the East Cape lifestyle.

At the same time, you’re close enough to enjoy restaurants, shopping, and schools in San José del Cabo, and when you come back home, you get that feeling of space and tranquility again. For me, that balance is the whole point.

Laguna Hills Ocean View Lots: Prices in 2026

One of the interesting things about Laguna Hills is that you can still find good-sized lots with ocean views at prices that compare well with other communities in Los Cabos. Our own team’s 2025 comparative market analysis put the average closed lot price at $432,500 USD, with entry-level homesites starting around $250,000. Here is a snapshot of asking prices I’m seeing for ocean-view homesites today:

Homesite Size Asking Price Price per m²
Lot 1, Block 3 (oversized, elevated) ~1,700 m² $295,000 ~$174
Block 3, Lot 6 (gentle slope) 1,365 m² $325,000 ~$238
Lot 11, Block 5 (corner, approved plans) ~1,200 m² $297,000 ~$248
Lot 2, Block 7 ~1,230 m² $379,000 ~$308
Lot 122, Block 1 (protected view, 2025 listing) 1,410 m² $460,000 ~$326

As you can see, there can be a big difference from one lot to another. Price per square meter in Laguna Hills isn’t driven by size alone. In my experience, these are the factors that move the number:

  • Location within the community — corner lots and lots near finished homes tend to command more.
  • Elevation and view corridor — a protected, unobstructed Sea of Cortez view is the single biggest premium.
  • Slope of the land — a gentle slope is easier and cheaper to build on than a steep one.
  • Access — how the lot connects to the maintained internal roads.
  • Available utilities — grid power versus solar-only sections makes a real difference in build budget.

Homes for Sale in Laguna Hills: A Community Moving Upmarket

There are also some very nice finished homes in Laguna Hills, including true luxury properties, and little by little they have been changing the overall profile of the community. Recent MLS listings show the range clearly: a two-bedroom residence listed near $1.2 million, a single-level three-bedroom home with Sub-Zero and Wolf appliances at $1.75 million, and a contemporary four-bedroom hillside home built in 2024, with ocean views from every bedroom and a heated pool, listed at $2.9 million.

That shift matters for land owners. Every well-built home raises the floor for the lots around it, and it shows that buyers with luxury budgets are choosing Laguna Hills for privacy, space, and views rather than resort amenities.

Infrastructure & Due Diligence: What to Check Before You Buy

There are a few things to keep in mind, and I always go through them with my clients. The roads in Laguna Hills are unpaved, and the infrastructure is not at the same level as some of the newer master-planned developments in Los Cabos — just like most East Cape communities. Depending on the property, these are the four items to verify:

⚡

Electricity

Some homes are connected to the CFE grid, while several sections currently require solar-powered, off-grid homes. Confirm which applies to your lot before you budget the build.

💧

Water

Many homesites are listed with trucked water. Plan for a cistern and ask about storage capacity and delivery logistics.

🛣

Access

Internal roads are dirt, maintained by the community. You’ll definitely need a car, and a higher-clearance vehicle helps after rain.

🏗

Septic & Rules

Homes use septic systems, and the community has established CC&Rs and design rules. Review them before you design anything.

If you’re buying land to build, construction and site preparation costs need to be considered carefully, especially on sloped lots that may need retaining walls. Turn-key construction in Los Cabos runs around $196 per square foot according to BRNL Architecture’s 2026 benchmark, and custom homes typically take 12–18 months from permits to completion. Our guide to building a custom home in Los Cabos goes deeper on budgets, permits, and timelines.

Personally, though, I think that “not completely developed” feeling is also part of the appeal. It’s why Laguna Hills still feels like Baja.

Featured Homesite: Laguna Hills Lot 11, Block 5 (MLS #26-3677)

For buyers looking beyond a traditional homesite, Laguna Hills Lot 11, Block 5 offers several characteristics that fit a long-term Los Cabos real estate strategy. Priced at $297,000 USD, this approximately 1,200 m² (12,917 sq ft) corner lot combines Sea of Cortez and mountain views with an architectural project for a three-bedroom residence that has already been approved by the community.

One of the property’s principal advantages is the chance to move directly from land ownership toward a custom residence. Rather than starting the design process from scratch, a buyer can evaluate the existing three-bedroom concept and decide whether it fits their goals, subject to current community requirements, permits, construction costs, and any necessary approvals.

  • Price: $297,000 USD — roughly $248 per m², inside the range of comparable ocean-view homesites.
  • Lot size: approximately 1,200 m² (12,917 sq ft), corner position.
  • Views: Sea of Cortez and mountain views.
  • Plans: community-approved architectural project for a three-bedroom home included.
  • Setting: private, gated community close to San José del Cabo and Puerto Los Cabos.

The investment case doesn’t come from any single feature. It comes from the combination: land size, corner position, views, a private-community setting, proximity to town and the marina, and plans that can save months of design work. For the right buyer, that’s both a lifestyle opportunity and a platform for creating additional value through thoughtful development.

Is Laguna Hills a Good Real Estate Investment?

Laguna Hills occupies an interesting position between established San José del Cabo and the developing East Cape corridor. It sits close to Puerto Los Cabos, El Encanto de la Laguna, and the Sea of Cortez, while staying within an easy drive of downtown.

The East Cape growth story, with a San José address

The broader East Cape continues to attract residential and hospitality investment, while San José del Cabo remains one of the largest real estate markets in the region. That gives Laguna Hills exposure to both an established market and a coastal corridor that is still developing.

Improvements in surrounding communities — like the marina, golf, and residential neighborhoods of Puerto Los Cabos — along with new services and infrastructure can increase the appeal of nearby land over time. Still, future appreciation should be viewed as a possibility, not a guaranteed return.

In practical terms, Laguna Hills works best for three kinds of buyers: someone who wants to build their own home on a larger lot with privacy and views; a buyer who prefers a luxury residence away from resort density; and a patient land investor who understands the infrastructure trade-offs and plans to hold.

Why I Like Laguna Hills

For someone who wants to build their own home, have a larger piece of land, enjoy more privacy, and possibly wake up to a beautiful view of the Sea of Cortez, I think Laguna Hills is definitely a community worth discovering. It’s more relaxed, more open, and closer to the East Cape lifestyle than almost anything else this near to town. And I think that’s exactly what makes it special.
